THE DEAL

Villa Alcyone doesn't reveal itself all at once, and that restraint is the whole design. Designed by Jayson Pate Design and built by Resolve Constructions, the home splits into two wings that splay outward from an understated entry like an open V, each one angled to hold the same run of ocean and skyline views rather than surrendering it to just one side of the plan. It's a small piece of architectural logic that changes how the whole home works: light moves through every major room from sunrise to sunset, casting shifting shadows across the day instead of being rationed to whichever wing happens to face the right way. Completed in October 2025, the home has since been awarded Best Use of Sloping Site and Best Residential Bathroom at the 2026 Gold Coast Master Builders Housing and Construction Awards.

The material palette carries that same restraint. Italian marble supplied by Franca Design and handcrafted locally runs through the home: Seta in the kitchen, Sicilia Verde in the master ensuite, Bernice Light through the ground floor powder room and two further ensuites, and Emerald Haze in the studio bathroom and laundry. Silver travertine connects internal and external finishes, tumbled-edge Italian porcelain, limewash and microcement bring depth to the living spaces, and Astra Walker and Milli tapware in brass and eco brass carry the same material language into every wet area.

Beyond the stone and joinery, the eye is drawn outward to ocean and skyline, a counterpoint to the home's intimate detail and a part of the experience photography alone cannot fully convey.

Custom cabinetry runs throughout, finished with handcrafted hardware imported from Canada. At its centre, the kitchen is built around a run of Seta stone that carries the same arched language as the facade through to an Ilve oven set into it, with Fisher & Paykel and Samsung appliances and a Zip tap completing a room designed to be lived in as much as admired. Wardrobes and everyday storage run through to hidden laundry baskets and an integrated ironing board, and lighting throughout is deliberately soft, wall sconces and fixtures drawn from France, the United Kingdom, the United States and local makers rather than any single source.

Upstairs, the run to the master wing feels like its own quiet reveal, custom joinery and soft sconce light leading through to a dressing room and ensuite finished in the same considered stone as the rest of the home, before the two wings open back out to the ocean and skyline beyond. Four bedrooms each have their own ensuite, the master wing further appointed with a dedicated office with custom cabinetry, the second bedroom retreat with a separate study, and a further multipurpose room offering flexibility for a fifth bedroom, gym or wellness space.

Outside, a built-in daybed sits off the living room alongside a separate barbecue and dining area, an Artusi slimline BBQ and Gozney Arc pizza oven completing the outdoor kitchen beside a heated, Sukabumi-tiled pool. Ducted air conditioning across ten zones, a Sonos system and Hik Vision security round out a home built as much for daily living as for entertaining. With a double garage and additional storage, Villa Alcyone balances architectural expression with the comfort of a home designed to be lived in.

SEALS THE DEAL

Jayson Pate architecture, award-winning craftsmanship and a view over ocean and skyline that brings it all together. Villa Alcyone rewards a second look: the quiet entrance, the two wings tracking light from sunrise to sunset, and a view no photograph quite does justice. For a buyer after genuine design pedigree, this one won't sit long.
